For lodge owners
Lodge agreement
What you get, what we take, and what each of us is responsible for. Last updated August 2026.
The short version
- 20% commission on the total value of each booking.
- Guests book with us, we pay you — you are paid for the room, less commission, usually the next working morning.
- No listing fee and no monthly fee. We earn only when you take a booking.
- Your rates, your calendar, your rules. We do not price your rooms.
- You can leave whenever you like, as long as you honour bookings already taken.
The rest of this page is the detail behind those five lines.
Who this is between
This agreement is between you, the owner or authorised manager of the property you list, and Bush Away, operated by ILS Imperium Limitless Solutions (Pty) Ltd. By listing a property you confirm you are entitled to accept bookings for it.
Commission
We charge 20% of the total value of a booking — the whole stay. On a R10 000 booking our commission is R2,000 and you receive the rest.
Commission is charged on bookings made through us. A guest who finds you here and then books you directly next year is your guest, and we do not charge for that.
If we agree a different rate with you in writing, that rate applies and is shown in your workspace.
How the money moves
The guest buys the stay from us, and we buy the room from you. We take the payment, we set the cancellation terms and we carry the refund, so the money a guest pays is ours. We then pay you for the accommodation — the value of the booking less our commission — normally the next working morning.
We will tell you what has been collected and what is still owed on every booking, in your workspace, as it happens.
There is one payment and one transfer. The guest pays for the whole stay when they book, so you keep 80% of it and are paid the next working morning rather than at the end of the month.
If a payment is reversed, charged back or found to be fraudulent after we have paid you, we will recover that amount from your next payout and tell you why.
Cancellations
The guest pays the whole stay up front, so there is nothing outstanding when they arrive and no balance for you to chase at the desk.
If a guest cancels more than 14 days before arrival we keep a quarter of the stay and return the rest to them. Inside 14 days the whole amount is forfeited. Your share of whatever is forfeited is paid to you on the same terms as any other booking — you are compensated for the dates you held off the market.
Your calendar and your rates
You set your rates, your seasons, your minimum nights and your availability. We never change them.
A booking taken here is a booking you honour. Keeping availability accurate is the one thing we cannot do for you — if a room is sold elsewhere, block it here the same day. A guest turned away on arrival is the one failure this whole arrangement exists to prevent.
If you cannot honour a booking, tell us immediately. We will move the guest and refund them in full, and the cost of doing that may be set against your account.
Your photographs, your name and your logo
You keep ownership of everything you upload. You give us permission to use your property's name, logo and photographs for the purpose of listing and marketing your property — on the marketplace, in search results, in emails and messages to guests, and in advertising we pay for.
That permission ends when you leave, except for material already printed or already served in an advert we cannot recall. You confirm you have the right to give us these images — a photographer's work you have not licensed is not yours to hand over.
What we do
We run your listing, answer the telephone, reply on WhatsApp, take bookings and collect the money. We advertise the marketplace and your property within it at our own cost.
We do not run your property, employ your staff, or take responsibility for a guest's stay. What happens on your land is yours.
Guest disputes
If a guest complains about the property, we will pass it to you and expect you to deal with it. If a guest complains about the booking, the payment or something we said, that is ours.
Where a refund is due because of something at the property, it comes out of your share. Where it is due because of something we did, it comes out of ours.
Leaving
You can remove your listing at any time, with no notice and no fee. Bookings already taken must still be honoured, and we will pay you for them as normal.
We may remove a listing that repeatedly turns guests away, misrepresents the property, or does not respond. We will tell you why, and we will still pay you what you are owed.
Changes to this agreement
If we change the commission rate or anything else that affects what you are paid, we will tell you before it takes effect, and it will not apply to bookings already taken. Continuing to list after that means you accept the change.
